01 / The Situation

Premium homes. Invisible search.

Florida Homestyles is a Tampa-based brand selling high-end luxury homes to buyers and families relocating to the area. The product is strong, the market is hot, and the buyer demographic — high-net-worth individuals researching neighborhoods before a move — does almost all of their initial discovery through search.

The problem: when those buyers searched for Tampa neighborhoods, gated communities, family-friendly areas, and luxury real estate terms, Florida Homestyles wasn’t showing up. The site had near-zero organic visibility, almost nothing ranking in positions that actually get clicks, and zero presence in Google’s AI Overviews — which by 2025 were intercepting a meaningful share of high-intent real estate research.

The client goal was simple: get found on Google. Specifically, rank for the searches a high-end buyer or family relocating to Tampa would actually type in.

02 / The Strategy

Win the searches buyers actually make.

This was a partnered engagement. Télia Agency brought WTF SEO in to own the search workstream while they led PR. The strategy thesis: a luxury real estate buyer doesn’t search “Tampa luxury homes” first. They search “is now the right time to buy in Tampa,” “best neighborhoods for families,” “gated communities in Tampa,” “moving to Tampa.” Capture those informational searches with content that genuinely answers the question, and the brand becomes the answer engine. The Florida Homestyles site becomes the source the buyer trusts before they ever fill out a form.

04 / Goal Met

Traffic is the surface. Lead intent is the point.

The +85% organic lift is the headline. The metric that actually translates to client revenue is what happens on the contact page: visits to /contact-us/ grew +236.88%, from 160 to 539. That’s the page someone lands on when they’re ready to talk about an actual home.

The content strategy did the heavy lifting. The neighborhood and moving guides — pages that didn’t exist in any meaningful way before the engagement — became the highest-growth pages on the site. /gated-community-guide-for-tampa-bay/ went from 6 sessions to 56 (+833%). /top-5-reasons-everyones-moving-to-tampa-bay-in-2025/ went from 9 sessions to 72 (+700%).

Top-of-funnel content brought people in. The site brand and the inquiry path closed the loop.

What made this work.

01

Buyers don't search what you sell. They search what they need to know first.

A high-end Tampa buyer doesn't start at "luxury homes for sale." They start at "best neighborhoods for families," "moving to Tampa," "gated communities." Win those upstream searches and you own the buyer's research path long before they hit a listing.

02

AEO/GEO isn't a separate service. It's just SEO with format discipline.

85 AI Overview placements weren't a separate workstream — they came from the same content, structured to answer the question clearly. Anyone telling you AI search optimization is a premium upsell is upselling you.

03

Top-of-funnel content drives the bottom-of-funnel page.

The /contact-us/ page didn't grow +237% because of conversion tricks. It grew because hundreds of new visitors landed on neighborhood and moving guides, found them useful, and worked their way through the site to the inquiry path.
